"Marriott International Confirms 12 New UK Hotel Openings Across Portfolio Brands for 2026–27"

Marriott International has confirmed a pipeline of 12 new UK hotel properties set to open across its portfolio brands between now and the end of 2027, representing the company's largest single-country expansion programme in Europe and reflecting sustained investor confidence in UK hotel asset values despite ongoing cost pressures across the sector.

The confirmed openings span four brands: Autograph Collection, which focuses on independent-minded properties with distinct local character; Moxy, the brand's affordable lifestyle concept targeting younger travellers; Courtyard by Marriott, its business travel workhorse; and W Hotels, the lifestyle brand that will make its regional UK debut with a Manchester property scheduled for late 2027.

Autograph Collection

  • Autograph Collection Newcastle — Q3 2026, 142 rooms, conversion of a Victorian civic building
  • Autograph Collection Bath — Q4 2026, 88 rooms, new-build in the Southgate development
  • Autograph Collection Belfast — Q1 2027, 160 rooms, former linen mill conversion

Moxy

  • Moxy Leeds City Centre — Q2 2026, 210 rooms
  • Moxy Southampton — Q3 2026, 185 rooms
  • Moxy Liverpool Docklands — Q4 2026, 225 rooms
  • Moxy Sheffield — Q1 2027, 170 rooms

Courtyard by Marriott

  • Courtyard Cambridge — Q2 2026, 156 rooms
  • Courtyard Exeter — Q3 2026, 124 rooms
  • Courtyard Nottingham — Q1 2027, 148 rooms

W Hotels

  • W Manchester — Q4 2027, 220 rooms, signature rooftop bar and full-service spa

F&B across the portfolio

Each of the 12 properties will include food and beverage provision, ranging from the full-service restaurants and bars expected at Autograph Collection and W properties to the more compact grab-and-go and bar formats typical of Moxy. Marriott has confirmed that each Autograph Collection opening will feature a locally partnered restaurant concept rather than a Marriott-branded F&B operation — a strategy consistent with the brand's positioning as a curated collection of independent-feeling hotels.

The Newcastle Autograph Collection is understood to be in advanced discussions with a north-east chef of some profile, though no confirmation has been made. The Bath property will feature a restaurant focused on local Somerset and Wiltshire produce.

Investment and jobs

The 12 openings are expected to create approximately 2,400 permanent jobs across the UK, with a further several hundred construction and fit-out roles during development. Marriott's UK and Ireland vice president of development, speaking at the International Hotel Investment Forum in Berlin earlier this month, described the UK as "unambiguously the most active hotel development market in Europe" and said the company expected to add further properties to its UK pipeline before the end of the year.
