Rosewood Hotels & Resorts has confirmed that its Edinburgh property will open in September 2026, with the hotel occupying a prominent position within the redeveloped St Andrew Square mixed-use scheme in the city's Georgian New Town. The property will be the luxury brand's first address in Scotland and one of the most significant hotel openings in Edinburgh in a decade.
The Rosewood Edinburgh will offer 155 rooms and suites across the development's principal building, a conversion of a Grade A listed former banking hall combined with a carefully designed new-build extension that has been the subject of sustained planning scrutiny since the project was first proposed in 2021. The result, from the exterior at least, appears to have met its brief — a building that reads as contemporary while respecting the New Town's Neoclassical architectural character.
Food and beverage
The hotel's dining programme will be anchored by a flagship restaurant occupying the former banking hall's main floor — a double-height space with original plasterwork and a coffered ceiling that the design team have worked around rather than over. The restaurant will seat 120 covers and operate under the culinary direction of a chef described by Rosewood as "one of Scotland's most significant culinary voices," whose name is expected to be announced in April.
A second, more casual dining space will operate from a garden courtyard at the rear of the property during summer months, with an all-weather covered version for the remainder of the year. A cocktail bar and private dining suite complete the F&B offering.
The food philosophy across all outlets is understood to be anchored in Scottish produce — game, seafood, beef and dairy from producers across Scotland — with the flagship restaurant menu designed to change weekly in response to market availability rather than on a fixed seasonal rotation.
Edinburgh's luxury hotel market
Rosewood's arrival in Edinburgh comes at a moment of considerable activity in the city's luxury accommodation sector. The InterContinental Edinburgh recently completed a significant renovation of its Old Town property, and several independent boutique hotel openings have raised the competitive bar at the upper end of the market. The Rosewood brings a new level of international brand presence to a city that has historically been dominated by domestic and regional luxury operators.
For Edinburgh's hospitality workforce, the opening represents a significant source of employment at a senior level — the property is expected to create approximately 220 full-time positions across rooms, F&B and support functions.
Pre-opening rates and reservation details are expected to be released via the Rosewood website in May 2026.
